What happens after I pay

Once you select a MLS Listing package above and complete payment, our team will contact you to obtain information on your home.  Once that’s done,  a DwellOwner select agent in our network will contact you the same day after an order is placed. The agent will send all the forms required to complete the MLS listing electronically via email or in person. Once these forms are completed and returned back to the agent, the listing will be in the MLS the same day. Once listed in the MLS it takes on average 2 – 5 business days for your listing to be syndicated online to sites that include Realtor.com, Yahoo! Real Estate, Zillow, Trulia and others, maximizing market exposure.   It’s that simple and you just saved on average 3% of the selling price of your home!

What type of properties can I sell

On DwellOwner, we offer programs for individual homeowners (“FSBO”), investors, banks, asset managers and builders to sell their inventory.  Homeowners can sign up immediately and start using our site while other asset categories would work with our team initially, to develop a go to market strategy. Our New Construction Program allows builders to list up to 25 homes per month at a fixe rate per month.

Will I get Online Market Exposure

This is our strength! Over 94% of homebuyers search online and your home will broadly marketed across all online mediums. Once you select your package and placed in the MLS, we’ll automatically syndicate your listing to a wide network of websites. It usually takes 72 hours from the time you publish to the time your listing appears on Zillow, Yahoo! Homes, and more.

Who manages my listing

Once you sign up, we send you the listing agreement with the flat fee through our broker affiliate and obtain the necessary information to place your home on the market through a licensed real estate broker in New York State. During the listing term, you can change your price, info at anytime through our concierge team.

When do I have to offer a commission

We recommend you offer between 2 – 3% in the MLS (Multiple Listing Service), which will reach thousands of agents  (over 3,400 in the Albany Capital Region) working with buyers. By offering a commission, agents are more likely to bring their qualified buyers to your home – 90% of all homes that sell do not sell from a listing agent, rather a third-party buyer agent. This commission is paid at closing.
